Every contractor on 312 Builtis run through a 13-step data pipeline before they ever appear. Here's what goes into each listing.
1. Collection
Steps 1–2We pull from 38 separate Google Maps queries spanning every trade category and sub-region in Chicagoland — from Lincoln Park to Hinsdale, from roofers to architects. 1,878 raw business listings collected — every one of them earned their spot through real performance.
2. Cleaning & Verification
Steps 3–7This is where most directories stop. We're just getting started. Five rigorous passes strip the dataset down to only legitimate, active Chicagoland contractors.
Deduplication
Duplicate entries merged by Google Place ID
Dead listing removal
Closed, missing, or defunct businesses filtered out
Geo verification
Indiana & Wisconsin spillover removed, 57 target zips enforced
Quality floor
Minimum 4.0 rating, 5+ reviews, verified contact info
Category mapping
Google categories translated to our 15 service types — capped at 3 per business to keep listings relevant
3. AI Review Analysis
Step 8We analyze 245K+ Google reviews across every contractor — not just the star average. AI sentiment analysis extracts specific pros and cons, identifies specialties from real project descriptions, assesses how responsive the owner is to feedback, and surfaces the most representative client quotes. Review recency, detail, and patterns all factor in.
4. Quality Scoring & Tiering
Steps 9–10Each contractor receives a quality score from 1–10 based on weighted factors: Google rating, review volume, review sentiment, responsiveness patterns, and business completeness. Scores map directly to tiers — Featured (8+), Verified (6+), and Listed (below 6). Full profiles, highlight quotes, and specialties are generated for every listing.
5. Three Rounds of Quality Audits
Steps 11–13Before a single listing goes live, the entire dataset passes through three separate audit rounds checking for content accuracy, formatting, and data integrity.
